Who we are
Majestic Insite LLC, an Arizona limited liability company ("Majestic Insite," "we," "us"), sells research memos on zoning, entitlement and buildability for a property. This Privacy Policy explains what information we collect when you visit majesticinsite.com, download a free resource or order a memo, how we use it, who we share it with and the choices you have. Questions: hello@majesticinsite.com.
Information we collect
Information you give us
- Order details: your name, company, email, the property address or parcel number (APN), what you want to build, optional size, height and notes, the add-ons and delivery speed you choose, and your acceptance of our Terms.
- Order record: when you place an order we also record the time you accepted our Terms, the version of the Terms, and your IP address, as proof of what you agreed to.
- Free-download and contact forms: name, business email, company, phone number, role, project type and market. We use your phone number to follow up on your request.
- Messages: anything you send us by email or through a form.
- Calls: Some states, including California, require everyone on a call to agree before it is recorded. We follow that rule on every call. If we record or transcribe a call with you, we tell you at the start and ask for your permission first. We do not record a call without it.
Payment information
Payments are taken on a payment page run by Stripe. Your card details go directly to Stripe. We never receive or store your card number. Stripe sends us confirmation of your payment, the amount, your email and billing details, and a payment reference.
Information collected automatically
Our hosting providers log standard technical data when you visit, such as your IP address, browser type, pages requested and timestamps, for security and reliability. We do not use advertising cookies or advertising trackers on this site. We use Cloudflare Web Analytics to count page views and measure site performance. It does not set cookies or use local storage, and it does not build a profile of you or track you across other websites. To produce these counts, Cloudflare processes basic technical data from your visit, such as your IP address, browser type and the page viewed.
When you click to pay, our order form saves what you typed in your browser's session storage so it is still there if you cancel payment and come back. It stays on your device, is cleared when your order is complete, and goes away when you close the tab. When you pay, you go to a payment page run by Stripe. Stripe's own privacy policy, at stripe.com/privacy, applies there, and Stripe may use cookies and device data to prevent fraud.
We do not allow other parties to collect personal information about you across other websites or over time when you use our site. Because we do not track you across sites, we do not respond differently to "Do Not Track" or Global Privacy Control signals. If any of this changes, we will update this policy first.
Public records
Our memos are built from public records about properties, such as zoning codes, agendas, minutes, staff reports and assessor data. Those records can include names of property owners, applicants and public officials as they appear in public documents. We use them to research a property, not to build profiles of individuals.
How we use information
- To take payment, do the research you ordered and deliver your memo.
- To send order confirmations, delivery notices and support replies.
- To follow up on your request or a free download, and to send occasional updates you can opt out of at any time.
- To keep the site secure, prevent fraud and meet our legal, tax and accounting obligations.
- To improve our service, using what we learn from public records and our own work, not your confidential project information.
Your project information stays confidential
The address, intended use, notes and other details you give us about your project are confidential. We use them to prepare your memo. We do not ourselves use your information to train AI models, and we do not share it with anyone for their own purposes, other than the service providers described below who handle it only to help us deliver your order.
Our research uses software, including AI tools from OpenAI and Anthropic that we reach through their API, and each memo says so. For the AI tools that read your project details, we use business or API accounts, and the providers' published terms for those accounts say they do not use what we send to train their models. We rely on those terms and cannot control how a provider runs its systems. Those providers may keep what we send for a limited time, for security and abuse monitoring under their terms, generally up to about 30 days, and longer if required by law or if content is flagged for misuse. We send them the project details needed to prepare your memo, such as the property and intended use. We do not send them your payment information. Our other service providers, listed below, handle information under their own terms and privacy policies. AI-assisted tools can make mistakes, which is why each memo lists its sources, its gaps and what we could not verify.
The public-record findings in a memo come from public sources. We may keep and reuse those findings in later research. We do not reuse the memo as delivered to you, your identity, your intended use, your notes, or the fact that you ordered a memo about a property, for any other client.
Who we share information with
We share information only with service providers that help us run the business, and only what they need to do their job:
- Payments: Stripe.
- Customer records, order and contact forms: HubSpot.
- Website and order hosting: Cloudflare hosts this website and our order system.
- Site analytics: Cloudflare Web Analytics (Cloudflare, Inc.) for site analytics (aggregate page views and performance).
- Client web app: Fly.io hosts the web application where we handle your project details and prepare and deliver your memo.
- Email: Google Workspace for our email and documents, and Resend for transactional email, such as order notifications.
- AI research tools: OpenAI and Anthropic (API), as described above.
We may also disclose information if the law requires it, to respond to valid legal process, or to protect the rights, safety and security of our clients, us or others. If Majestic Insite is involved in a merger, acquisition, financing or sale of assets, information may transfer to the successor. We will require the successor to honor this policy's commitments for information already collected, or we will tell you first and give you the chance to ask us to delete it.
We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We do not disclose personal information to third parties for their own direct marketing.
How long we keep information
We keep order, payment and tax records for 7 years after the order. We keep your project details and the memo we prepared for you for 3 years after delivery, in case you need a correction or follow-up, and then delete them. We keep marketing contact details until you unsubscribe or ask us to delete them, and we keep a minimal record of your opt-out so we do not email you again. We keep server logs for 30 days. Our service providers keep their own copies under their own terms. You can ask us to delete your information at any time. We may keep what we need for tax, accounting, legal and fraud prevention purposes.
Security
We use reasonable technical and organizational safeguards, including encrypted connections, restricted access and payment handling by a PCI-compliant processor. No system is perfectly secure, so we cannot guarantee absolute security.
Your privacy choices
If you are a California resident, you can ask us to tell you what personal information we hold about you, send you a copy, correct it, or delete it. Email hello@majesticinsite.com. We will confirm the request comes from you, and we will reply within 45 days. We may keep what we need for tax, accounting, legal and fraud prevention purposes. We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We will not treat you differently for making a request. An authorized agent may make a request for you with your written permission. We offer these choices voluntarily to visitors in California, and we will also respond to the same requests from anyone else.
We send order and delivery emails as part of the service. We send marketing email to people who asked for it, and we may send a business-to-business introduction to business contact details we find in public sources, such as company websites and business directories, where the law allows it. Every marketing email shows our name and mailing address and has an unsubscribe link. We honor opt-outs within 10 business days, and we do not email an address again after it opts out. You can also write to hello@majesticinsite.com to opt out.
Children
Our service is for businesses and property owners. It is not directed to anyone under 18, and we do not knowingly collect information from anyone under 18. We do not knowingly collect information from children under 13. If we learn that we have, we will delete it. If you believe a child has given us information, email hello@majesticinsite.com.
Changes to this policy
We may update this policy. The effective date at the top shows the latest version. If we make a material change, we will tell you on this site or by email, as appropriate.
